For home buyers

Pre-purchase drone roof survey — know what you're buying before you commit

A roof replacement can cost £8,000 or more. Before you complete, we fly the property, photograph every elevation in close-up detail and send you an annotated report showing exactly what condition the roof is in — no ladders, no scaffolding, no delays.

How a pre-purchase roof survey works

Book around your timeline

Pick a preferred date and AM/PM slot when you book. We call to confirm a time that fits before your survey deadline.

We photograph every elevation

Our drone captures the full roof — ridge, valleys, flashings, chimney, gutters and the parts no ladder survey ever reaches.

You get evidence, not opinions

Each defect is circled on the photo, graded by severity and described in plain English. Share the link with your solicitor or surveyor.

What we look for on a buyer's survey

  • Slipped, cracked or missing tiles and slates
  • Storm and hail impact damage
  • Failing ridge and hip mortar
  • Lead flashing and valley defects
  • Blocked, sagging or broken guttering
  • Chimney stack and pot condition
  • Moss build-up and blocked drainage paths
  • Previous patch repairs and bodged work
  • Flat roof felt splits and ponding

Residential surveys are £99. Commercial premises are £149.

Pre-purchase survey questions

How quickly can you survey before my purchase completes?

We usually fly within a few working days of booking and send the report within 48 hours of the visit. Tell us your completion date when you book and we will prioritise the slot.

Do you need access to the property?

No. The drone works from the ground and airspace around the property, so we do not need to go inside or onto the roof. We just need the seller or agent to know we are attending.

Is this the same as a homebuyer's survey?

No — it is a specialist roof-only inspection. A homebuyer's report usually views the roof from ground level with binoculars; we photograph every elevation, ridge, valley and chimney close-up.

Can I use the report to renegotiate the price?

Yes. The report gives you dated, annotated photographs with each defect circled and graded by severity — clear evidence to take back to the seller or your solicitor.

What does it cost?

£99 for a residential property and £149 for commercial premises, fixed price with no extras.
