Tenements & flats

Tenement roof survey in Glasgow and Lanarkshire — without scaffolding

If you own a flat, the roof is shared — and almost impossible to see from the street. Our drone photographs the slopes, valleys and chimney heads from above, then circles and grades anything visible, so every owner in the close sees the same evidence before agreeing a common repair. Fixed £99.

What we photograph on a tenement roof

  • Valley gutters between pitches
  • Chimney heads, pots and flaunching
  • Skews and skew copes at gable ends
  • Slipped, cracked or missing slates
  • Lead flashings and ridge
  • Cast-iron gutters and downpipe heads
  • Roof hatch and cupola surrounds
  • Flat roof sections and rear extensions
  • Moss and blocked outlets

One report for the whole close

Share a single link with neighbours or your factor, so nobody has to take a roofer's word on trust.

Compare repair quotes fairly

Each roofer can quote against the same circled photos — useful when quotes vary wildly.

Independent, not a roofer

We never sell or recommend repairs, so the report has no reason to exaggerate.

Tenement roof survey questions

Why use a drone on a tenement roof?

Tenement roofs are high, steep and often surrounded by other buildings, so you cannot see most of them from the street. A drone photographs the slopes, valleys and chimney heads from above without scaffolding, cherry pickers or anyone climbing onto the roof.

Can one owner order the survey for the whole close?

Yes. Any owner can book it, and the report is a single link you can share with the other owners or your factor. That gives everyone the same dated photos when you are discussing a common repair.

Will the report tell us which roofer to use or what the repair will cost?

No. We are independent and never recommend or sell repairs. The report shows what is visible and how serious it looks, so owners can get their own quotes and compare them against the same photos.

How much does a tenement roof survey cost?

Residential surveys are a fixed £99, including the annotated report. Very large or unusual buildings can be quoted individually — get in touch with the address first.

Can you see inside the roof space or confirm the roof is watertight?

No. It is an external visual survey only. We cannot see under slates, inside the loft or behind stonework, and we cannot guarantee there are no hidden defects.

Do you need access to the building or the roof?

Usually not. We fly from a safe spot nearby and follow drone and airspace rules, which matters close to Glasgow Airport. If the location needs permission or the weather is unsafe, we will tell you and rearrange.
