Where roof leaks usually start
Slipped or cracked tiles
The single most common cause. One displaced tile can channel rain straight onto the felt and into the loft.
Failed lead flashing
Where the roof meets a chimney, wall or dormer, splitting or lifting lead lets water track inside.
Valley and gutter defects
Blocked valleys and sagging gutters push water back under the tiles instead of away from the roof.
Ridge and hip mortar failure
Crumbling mortar loosens ridge tiles and opens a direct path along the roof line.

Standing water on felt or GRP finds every seam and blister over a winter.

Roof leak questions
Can a drone actually find where a roof is leaking?
In most cases yes. Leaks nearly always start at a visible defect — a slipped tile, split flashing, blocked valley or failed mortar. We photograph every elevation in close-up and mark the defects that line up with where water is showing inside, so a roofer knows exactly where to work.
What if the leak is not visible from above?
Some leaks track a long way before they appear inside. We still document the full roof condition and grade every defect we find, which rules areas out and stops you paying a roofer to hunt blind. If nothing on the roof surface explains it, the report will say so.
How quickly can you attend?
We usually fly within a few working days and send the report within 48 hours of the visit. Tell us it is an active leak when you book and we will prioritise a slot.
Can you fly in bad weather?
Not in heavy rain or high winds — it is a safety and image-quality issue. We monitor the forecast and rebook you at the first suitable window, at no extra cost.
Will the report work for an insurance claim?
Yes. Every finding keeps its original dated photo, the annotation and a severity grade, which is the kind of evidence insurers and loss adjusters expect.
