Nearly every damp wall we photograph in Scotland has a gutter problem above it. Water overflowing a blocked or split gutter soaks the same strip of masonry every time it rains, and after a couple of winters that shows up inside as a damp patch that gets misdiagnosed as rising damp or a roof leak.

Scaffolding or a powered access platform on a three-storey tenement or a difficult elevation can add several hundred pounds on top, which is one reason a lot of guttering gets left far longer than it should.
Six signs your guttering is failing
- A vertical stripe of green algae or dark staining running down the wall below a joint.
- Water spilling over the front edge during heavy rain instead of running to the downpipe.
- Plants or grass growing out of the gutter — a sign of years of accumulated silt.
- Visible sag between brackets, which stops the fall to the outlet.
- Drips from joints on a dry day, meaning the run is holding standing water.
- Damp inside at the top of an upstairs wall, or a rotting fascia and soffit line.
Repair or replace?
If the profile is sound and the problem is a joint, a bracket or a blockage, repair. uPVC guttering is modular, and a competent roofer can swap a section for a fraction of the cost of a full run. Replace when the plastic has gone brittle and chalky, when brackets are pulling out of a rotten fascia, or when there are multiple failures along the same elevation — at that point you are paying repeatedly for access on a system that is going to fail again next winter.
On older Scottish property with cast iron guttering, weigh the cost of replacement against the cost of restoration. Cast iron that is structurally sound can often be de-rusted, resealed and repainted for less than replacement, and it keeps the character of the building.
Is it the gutter or the roof?
This is where most money gets wasted. A damp patch at the top of a wall can come from a gutter overflow, from failed flashing, from a slipped slate above, or from a cracked hopper head. All four look identical from inside the house. A photographic survey of the elevation shows the gutter line, the roof edge, the flashings and the slate condition together, so the actual source is visible rather than assumed.
Keep it simple: look twice a year
