AyeInspect started in Airdrie, and the ML postcodes are still where most of our flights happen. That means we have photographed a lot of North Lanarkshire roofs — interwar semis in Airdrie, ex-council terraces in Coatbridge, newer estates around Chapelhall, Plains and Caldercruix — and the same handful of problems keep appearing.
What we see most often around Airdrie and Coatbridge
- Slipped and cracked concrete tiles on 1950s to 1970s housing, usually where the original nails have rusted through.
- Failed ridge and hip mortar — bedding that has gone powdery after decades of freeze and thaw, with ridge tiles lifting at the ends.
- Blocked and sagging guttering behind mature trees, especially on older Coatbridge terraces where the run is long and the falls are shallow.
- Chimney flaunching and lead flashing failure on solid-fuel stacks that have not been touched since the fire was decommissioned.
- Moss build-up on north-facing pitches, which holds water against the tile and speeds up frost damage.
Why a drone beats a ladder here
A lot of North Lanarkshire housing sits tight to the boundary, with a narrow side path or a neighbour's fence where a ladder would need to go. A drone photographs the ridge, the back pitch and the chimney head from above without anyone leaving the ground, and it gets the rear elevation that no ladder inspection from the front will ever show you.

A residential survey is a fixed £99. We photograph every elevation, circle each defect on the photograph, describe it in plain English and grade it for severity. The report is with you within 24 hours. Commercial premises are £149. There is no call-out charge and no follow-up sales call, because we do not carry out repairs.
